    Stayed near the subway in a residential area. LOVED the well-maintained rooms with private bathrooms. Missing chairs in room. Would choose to stay again. Photos don't do justice.

    The hotel was placed in the central location close to the subway. Moreover, it's very close to the main streets with restaurants, bars, another alley and train station.

    The hotel was clean, and the staff were excellent and friendly. We enjoyed delicious breakfasts during our stay. Our triple room had an en suite bathroom and a very comfy bed. Plus, there were a couple of great restaurants nearby.

    Friendly and helpful english speaking staff who were happy to help at any time. The location was excellent, just a 10 min stroll from Kyoto satation and near to several bus stops which means it is very convenient for sight seeing. The map of Kyoto in the residents dining area was very useful as it gave lots of relevant info for tourists. Also the noticeboard with guests personal recomendations was very interesting. Finally the Kimono dressing up service offered at Ikoi No Ie was fun. Whilst taking pictures outside a tourist asked if we were preparing for a special event...we must have looked convincing! All in all a very enjoyable and convenient place to stay.

    Room was a bit on the small side but this is normal in Japanese style guesthouses and if you are out and about all day then its not too much of a problem.

    fabulously friendly staff, satisfactory breakfast, absolutely perfect location just next door to bathhouse and noodles restuarant, the amazing temples and shrines located in kyoto and another alley. stayed in an a nice size and well-maintained room with a clean bathroom.

    This is one of the best places I have ever been in my trip to Japan. At first I was a bit reluctant, since there were few reviews and there were no rooms with private bathroom but it end up to be an excellent decision. The Staff is the kindest I have ever experience, they're friendly, helpful always smiling. Their level of english is very good. The accommodations are very simple (japanese-style rooms, tatami floors, and futons instead of beds) but very comfortable. The place itself, was very simple but beautiful and very well taken care of. It is really a gem, and I just wish it doesn't get spoiled.

    No private bathrooms, and there's only one shower for 4-6 rooms (but two toilets).

    Gorgeous staff who were very obliging and welcoming. They also spoke great english which was very helpful. Beautiful traditional rooms, superbly clean.

    The rooms are spread out over a number of different houses in different streets within the area. The stairs are very steep (which is expected in traditional Ryokans) but this may be difficult for people with disability etc to navigate. Especially with heavy luggage.

    Clean modern rooms and facilities, and good rates for last minute bookings. As a solo traveller I booked a twin/double room for single occupancy. Room is traditional Japanese style. About a 10 min walk from Kyoto station.

    Rooms are compact as is usual for Japan and Kyoto. Location is somewhat difficult to find so you need a good description.

    Bikes available onsite

    Ryokan's don't offer any noise isolation from other guests staying next to you. I had a guy snoring all night that kept me awake, staff were all dressed traditionally but it's obvious this place is being run to capture the tourist ¥ without any real intention of authenticity. Happy travels Japan is amazing.

    Its young staff & variety of services (tea ceremony, open air bath, kimono trials) & hostel-style (kitchen with all facilities) makes it very refreshing for anyone curious to experience contact with Kyoto's culture. Also, ability to rent bikes is a huge plus, as well as recommendation by staff+previousClients of restaurants & sites to visit are of great value.

    Rooms comfort & style could be improved (to be closer to Japan traditional cleanliness & setting) & fees for each extra-service could be decreased. But for the experience, it's good a deal.

    Nice staff who gave us accurate information on hotel rules and facilities. We liked the fact that we could take maps and/or borrow pamphlets on the main Kyoto events (as well as Nara/Kansai and further areas). The reception was closed during the night (from 10 pm till 8 am) but we had our room keys, so we could come back whenever we wanted without any problem. It is very near to the Gojo station (less than 5 minutes on foot) and to a 24h supermarket. It is also quite near to the Kyoto station (we walked from there the first day with our luggage and it took no more than 20-25 minutes) Our room was on the first floor (so no problems bringing the suitcases around) and it was very pretty, plus everything (the tatami, the futon, the bathroom, etc) was very neat and clean. The room as well as the common room had lots of funny and useful notes that prevented us from making silly questions. They kept our luggage in the deposit more than 5 hours after the check-out! We really appreciated it. We mainly spoke in Japanese, but their English was pretty good, surely above the average level that can be found in Japan. I strongly suggest Ikoi no ie to anyone who is willing to stay in a traditional- style hotel!
